Due diligence starts here
Look inside before you commit.
Precasa puts a building's strata records in front of buyers at the open home, and answers their questions with the page each answer came from.
How it works
- 1
The records, gathered
The owners corporation's records are sourced, checked and organised for each listing.
- 2
Scan at the open home
Buyers scan the QR code on the agent's sign or brochure and sign in.
- 3
Ask, and see the source
Every answer cites the page it came from, so buyers can check it themselves.
For buyers
Know the building, not just the apartment
Get an AI Property Briefing and the building's strata records, and ask questions about them in plain English. Every answer shows the page it came from.
No more wading through hundreds of pages
Strata records often run to hundreds of pages. Ask your question, and Precasa reads the records for you.
Ask about what you notice at the open home
A musty smell in the bedroom? Ask what the records say about damp. Fibro that looks like asbestos? Ask about hazardous materials. Cracks in the car park? Ask about defects.
Check every answer yourself
Answers come only from the building's records, and each one shows the page it came from. If the records don't cover something, Precasa says so.
For agents
Answer strata questions before they slow a sale
We source and organise the records, prepare an AI Property Briefing, and give you a QR code and short link for your signs, brochures and open homes.
Buyers do their homework from the first open home
Buyers can read the records and the briefing from day one, so strata questions come up early in the campaign, not on the eve of an offer.
Fewer strata questions in your inbox
Buyers ask Precasa about levies, by-laws, defects and the rest at any hour, and get answers from the records themselves.
See who's engaged, and what they're asking
Each listing shows the buyers with access, when they visited, the questions they asked and an engagement level, so you know who to follow up and what's on their mind.
For vendors
Bring more confident buyers to the table
Selling a strata property? Unanswered strata questions slow buyers down, or stop them bidding at all. With Precasa, your agent puts the building's records in front of every interested buyer from the first open home, with answers that show their source.
More buyers ready to bid
A buyer who can't easily check the strata is a buyer who may never make an offer. Precasa removes that hurdle from day one, so more buyers get comfortable with the building and compete for your property.
Confidence that comes from the source
Buyers don't have to take anyone's word for it. Every answer shows the page it came from, and the AI Property Briefing points to the documents behind what it reports, so buyers can check anything that matters to them. Buyers who trust what they've read bid with confidence.
An agent who knows every buyer's concerns
Precasa shows your agent which buyers are most engaged and what they're asking, so they can follow up the right people, answer concerns early, and negotiate for the best possible price on your behalf.
Common questions
Who can see the records?
Your agent, and buyers who sign in to Precasa and have access to your listing. Buyers' access ends a set time after the listing closes.
What do I need to do?
Very little. Your agent sets up the listing and asks your strata manager for the building's records, or asks Precasa to. Your strata manager needs your permission to release them, so you sign an authority, which goes with the request.
Will anything about me personally be shared?
No. Agents are asked to upload only the owners corporation's records, such as minutes, levies, by-laws, insurance and building reports, and never anything about you personally.
Can the AI get my property wrong?
Answers are drawn only from the uploaded records, and each one shows the page it came from so buyers can check it. The AI Property Briefing points to its sources the same way. Precasa helps buyers read the records; it doesn't replace their conveyancer or a building inspection.
What does it cost?
Your agent will explain the options. Buyers can pay for their own access, or your agent can unlock the records for every buyer.
