Terms of Use
Last updated 9 October 2026 · Version 1.0
These terms apply to everyone who uses Precasa. If you use Precasa as a real estate professional, our Professional Terms also apply to that use.
Please read these terms before you create an account or get access to a property. They include important information about what Precasa is and isn't, what the listing's agent can see, and your rights under the Australian Consumer Law.
1. Who we are
1.1 Precasa is operated by Skrip Australia Pty Ltd (we, us, our).
1.2 You can contact us through the contact page at precasa.com.au/contact.
1.3 In these terms, you means the person using Precasa.
2. Agreeing to these terms
2.1 You agree to these terms when you create an account. Before you get access to a property's records, we ask you to confirm that you agree to them, and we record which version you agreed to and when.
2.2 If you don't agree to these terms, please don't use Precasa.
2.3 Our Privacy Policy explains how we handle personal information. It forms part of how we provide Precasa, but your consent to anything in it is not assumed just because you agree to these terms.
3. What Precasa is, and what it isn't
3.1 What it is. Precasa gives prospective buyers access to the strata and property records for a listed property, as supplied for that listing. For each property it offers:
- (a) the records themselves, to read and download;
- (b) a property briefing, prepared with artificial intelligence (AI) from those records; and
- (c) a question box, where you can ask questions and receive answers drawn from those records, with references to the document and page each answer relies on.
3.2 What it isn't. Precasa is a way to search and read a property's records. It is not:
- (a) legal, conveyancing, financial, tax, valuation, building, pest, engineering or strata advice;
- (b) a strata inspection report or a substitute for one;
- (c) a recommendation to buy or not buy a property, or an opinion on its value or price; or
- (d) a substitute for your own independent professional advice.
3.3 Before you act. Before you make an offer, bid at auction, sign anything or exchange contracts, you should get advice from a qualified professional, such as a solicitor or conveyancer, and a strata inspection where appropriate.
4. The records on Precasa
4.1 Where they come from. The records for a listing are supplied by the listing's agent, or obtained from the strata manager with the seller's authority. We don't create them, and we don't check that they are correct.
4.2 They may not be complete. A listing shows the date the records are current to (the "as at" date). We can't promise that the records for a listing include every record of the owners corporation, or every record relevant to your decision. Precasa will not tell you a set of records is complete, and you shouldn't assume it is.
4.3 They may change. Records may be added, replaced or removed while a listing is open. A copy you downloaded earlier may no longer be current. Before you act, check that you have the latest version of every record you rely on.
4.4 Contracts and similar documents. A contract of sale or similar document on Precasa is provided for you to review only. Don't sign or exchange a contract obtained from Precasa without confirming with the agent and your solicitor or conveyancer that it is the current, complete version for execution.
4.5 Confidentiality. The records are provided for your own evaluation of that property. You must:
- (a) keep them confidential, sharing them only with your own professional advisers, lender, or family members helping you decide, and only for that purpose; and
- (b) not publish, post, sell or otherwise distribute them, including any download or export.
4.6 People named in the records. Strata records often name lot owners, tenants, committee members and others, and may include their contact details and payment history. You must not use Precasa or its records to contact, identify, profile, harass or market to anyone named in them, or to compile information about them. This applies even after your access ends.
5. AI answers and briefings
5.1 How answers work. When you ask a question, Precasa finds relevant passages in that listing's records and uses an AI model to write an answer from them, with references to the document and page relied on. It doesn't search the internet or use other properties' records.
5.2 AI can be wrong. AI answers and briefings are prepared automatically. They can miss relevant information, misread a document, or state something incorrectly while sounding confident. Use the references to check anything that matters against the record itself. If an answer and a record disagree, the record is what counts.
5.3 No advice. Precasa is not designed to tell you whether to buy, what a property is worth, or whether something is legal, and nothing it says should be taken as that kind of advice.
5.4 No automated decisions about you. We don't use AI answers or briefings to make decisions about you.
5.5 Our AI provider. To answer your question, we send it to our AI provider, together with earlier questions in the same conversation and the passages of the records it needs. We don't send your name or email address. We have set our provider not to keep or train on this information. See our Privacy Policy for details, including where it is processed.
6. Your account
6.1 Who can have one. You must be at least 18 and in Australia to create an account.
6.2 One person, one account. Your account is for you alone. You must not share your sign-in details or let anyone else use your account or your access to a property.
6.3 Keep it secure. You can sign in with an email address and password, or with Google or Microsoft. Keep your sign-in details secure, and tell us promptly through the contact page if you think someone else has used your account.
6.4 Accurate details. The name on your account must be your real name.
6.5 Deleting your account. You can delete your account at any time in Your details. What deletion removes, and the few records we keep, are set out in our Privacy Policy.
7. Getting access to a property
7.1 Two ways. Depending on the listing, access is either:
- (a) paid by you, at the price shown on the listing, which includes GST; or
- (b) free, where the agent or seller has paid for buyers' access.
7.2 What you get. Access to a property gives you its records, its briefing and the question box, for the access period.
7.3 How long access lasts. Access lasts until the end of the 60th day after the listing's closing date (Sydney time), as shown on the listing before you get access. If the closing date is extended, your access is extended with it. If the listing closes early, your access is not shortened.
7.4 Payment. Payments are processed by our payment provider. We don't see or store your full card details. Your access is for you only and cannot be transferred.
7.5 If a listing later becomes free. A listing that charges buyers may later be made free for everyone. If that happens after you have paid, we do not refund your payment, because you have already received the access you paid for. We show this before you pay.
7.6 If access ends early. In rare cases we may have to remove a listing or its records before the access period ends, for example for a legal reason. If that happens, you may request and will be entitled to a full refund of any money you paid to access the listing. No refunds are available to real estate agents or their vendors for costs associated with making a listing available on the platform if it should need to be terminated early for any reason.
7.7 Refunds and your consumer rights. See clause 12.
8. What the listing's agent can see
8.1 Precasa helps agents understand what buyers want to know about their listings, and where buyers may need more information. From the moment you get access to a property, the listing's agent and others in their agency can see:
- (a) your name;
- (b) when you visited that listing; and
- (c) the questions you asked about it, but not the answers.
8.2 The agent can't see your email address or your questions about any other listing, and sees nothing about your activity before you got access. Precasa may show the agent a simple engagement level (high, medium or low), calculated from your visits and questions.
8.3 Your use of Precasa is therefore not anonymous to the listing's agent. If you delete your account, you are removed from every agent's view.
9. Your questions
9.1 You keep ownership of the questions you ask.
9.2 You give us a non-exclusive, royalty-free licence to store and use your questions to answer them, operate and improve Precasa, and answer the same or similar questions from other buyers. When we reuse a question's wording, we don't attach your name or email to it.
9.3 Please don't include other people's personal information in your questions, or your own sensitive information.
10. Using Precasa properly
You must not:
- (a) use Precasa for anything unlawful, or in breach of anyone's rights;
- (b) copy, download or extract records, answers or other content in bulk, or use any robot, scraper or other automated means to access Precasa;
- (c) use Precasa or its content to develop, train or test any AI system or other product;
- (d) try to get access to a listing, record or account you aren't entitled to, or test, probe or get around our security;
- (e) interfere with Precasa's operation, or introduce anything harmful to it;
- (f) copy, reverse engineer or resell any part of Precasa;
- (g) pretend to be someone else, or misrepresent your connection with any person or business; or
- (h) use Precasa to send advertising or unsolicited messages.
11. Changes, suspension and ending access
11.1 Changes to Precasa. We may change, add or remove features, for example to improve Precasa or to comply with the law. We won't make a change that takes away access you have paid for, except as set out in clause 7.6.
11.2 Availability. We aim to keep Precasa running, but it may sometimes be unavailable, for example during maintenance or outages.
11.3 Changes to these terms. We may update these terms. Changes don't apply to access you have already paid for, unless the change is required by law. If you don't agree to a change, you can stop using Precasa and delete your account.
11.4 Suspension. We may suspend or close your account if we reasonably believe you have seriously breached these terms (for example clause 4.5, 4.6 or 10), or if we're required to by law. Where it is reasonable and safe to do so, we'll tell you first and give you a chance to respond. You can ask us to review a suspension through the contact page.
12. Your consumer rights and our responsibility
12.1 The Australian Consumer Law. Our services come with guarantees that cannot be excluded under the Australian Consumer Law, including that they will be provided with due care and skill. Nothing in these terms excludes, restricts or changes those guarantees or any other right you have that cannot lawfully be excluded.
12.2 What we are responsible for. Subject to clause 12.1, we are not responsible for:
- (a) the content or completeness of the records supplied for a listing (clause 4);
- (b) decisions you make without checking the records or getting your own professional advice (clause 3.3);
- (c) loss caused by your breach of these terms; or
- (d) loss that was not reasonably foreseeable.
12.3 If you are not a consumer. If you are not a "consumer" under the Australian Consumer Law for your use of Precasa (for example, because you buy through a company in the course of a business), then to the extent the law allows, our total liability to you is limited to the amount you paid us for access to the property concerned, or, at our option, supplying that access again.
12.4 If you are a consumer. This clause 12 does not limit our liability to you in any way the Australian Consumer Law does not allow.
13. Our intellectual property
13.1 Precasa's software, design, briefings, answers and the name and logo "Precasa" belong to us or our licensors. The records belong to their owners.
13.2 Except as these terms allow, you must not use our name or logo, or suggest that we endorse or are connected with you.
13.3 You're welcome to share a link to a Precasa listing.
14. Complaints and disputes
14.1 If you have a complaint, please tell us through the contact page. We'll acknowledge it and aim to respond within 10 business days.
14.2 If we can't resolve it, either of us may suggest mediation. This doesn't affect your right to go to a court, tribunal or regulator, such as NSW Fair Trading.
15. General
15.1 Governing law. These terms are governed by the law of New South Wales. Either of us may bring proceedings in the courts of New South Wales, or anywhere else in Australia where you are entitled to.
15.2 Transfer. We may transfer our rights and obligations under these terms to another company that takes over the operation of Precasa, provided your rights are not reduced. We'll tell you if this happens.
15.3 If part is invalid. If any part of these terms is invalid or unenforceable, the rest continues to apply.
15.4 Waiver. If we don't enforce a right straight away, we can still enforce it later.
15.5 Whole agreement. These terms, together with our Privacy Policy and any terms we show you when you pay, are the whole agreement between you and us about Precasa.
15.6 Survival. Clauses 4.5, 4.6, 9, 12, 13 and 15 continue to apply after your access ends or your account is deleted.
