Privacy Policy

Last updated 18 October 2026 · Version 1.1

The short version

  • What we collect. Your name and email address, and if you're buying, the properties you save or get access to, what you pay to access their records, and the questions you ask. If you're a real estate professional, your work details and licence.
  • What the listing's agent sees. From the moment you get access to a property, its agent can see your name, when you visited that listing, and the questions you asked about it. Not your answers, not your email address, and nothing about other listings.
  • Our AI provider never gets your name or email. We send it only your question and the passages of the property's records needed to answer it, and it is set not to keep them.
  • No advertising, no tracking tools, no selling your information. We use only the cookies needed to keep you signed in.
  • Some of our providers are overseas, mainly in the United States. Section 8 lists them.
  • You can delete your account at any time in Your details. A few records are kept by design; section 10 explains which and why.

The rest of this policy gives the detail.

1. Who we are and what this policy covers

1.1 Precasa is operated by Skrip Australia Pty Ltd (we, us, our). We are bound by the Privacy Act 1988 (Cth) and the Australian Privacy Principles.

1.2 This policy explains how we collect, use, share and protect personal information through precasa.com.au and our related short links (pre.casa). It covers:

  • (a) buyers: people who search, save or get access to properties;
  • (b) professionals: agents, assistant agents and office staff who use Precasa for their agency, and people who apply for professional access;
  • (c) people who contact us;
  • (d) sellers and strata managers whose details are given to us so we can obtain a property's records; and
  • (e) people named in strata records, such as lot owners, tenants and committee members (section 11).

1.3 Personal information means information about an identified person, or a person who can reasonably be identified.

2. What we collect

Everyone with an account

  • Your first and last name and email address.
  • Your password (stored only in scrambled form, which we can't read), or, if you sign in with Google or Microsoft, the name, email address and profile details they send us. If Microsoft sends it, we also receive information confirming your email address and the type of account.
  • Records of your sign-ins and account changes: the times, your network (IP) address and your browser.
  • The versions of our Terms of Use and Privacy Policy you accepted, and when and where in Precasa you accepted them (for example, when you created your account or got access to a property).

Buyers

  • The properties you save, with the address at the time you saved them.
  • The properties you get access to, when, how long for, the price you paid (which may be nothing) and, once payments are live, the payment reference from our payment provider.
  • Your conversations: the questions you ask, the answers, and the wording we use to look up an answer.
  • When you visit the pages of a property you have access to (section 5).

Professionals and people applying for professional access

  • Your name, work email (your account email), job title, company, office address, and optionally your office phone and why you need access.
  • Your licence or registration number and the state that issued it; or, for office staff, your licensee's name, licence number and state.
  • The agency you belong to and your role in it.
  • Your actions on listings: listings you create, documents you upload, document types you confirm (your name is recorded against the document), fees requested, and attestations you sign. An attestation records your name, email address, network address and browser.
  • Details you add for a listing's contacts: their names, company, phone and email.
  • The version of our Professional Terms you accepted, and when.

We never ask for a driver's licence, passport or other government ID number. Please don't include one.

Sellers and strata managers

  • A seller's signed authority to obtain the strata records, uploaded by the agent, which includes the seller's name and signature and the property's details.
  • The strata manager's name and contact details, if the agent gives them.

People who contact us

  • Your name, email address, the topic and your message, your account if you were signed in, and a scrambled (one-way hashed) form of your network address, which we use only to limit abuse of the form.

Strata and property records

  • The records supplied for each listing, and everything we derive from them (page text, search indexes, the property briefing, and passages quoted in answers). These often name people. See section 11.

3. How we collect it

3.1 Mostly directly from you, when you create an account, use Precasa, apply for professional access or contact us.

3.2 From Google or Microsoft, if you choose to sign in with them.

3.3 From agents, who supply property records, sellers' authorities and contact details; and from strata managers, who supply records at the seller's request.

3.4 Automatically, as you use Precasa: sign-in records, the actions described in section 2, and the network address your request comes from.

3.5 You can search Precasa and see basic listing details without an account. You need an account to save a property or get access to its records, because access is personal to you and the listing's agent sees who has it.

4. Why we use it

We use personal information to:

  • (a) create and secure your account, and show your name where it is needed;
  • (b) give you access to a property's records, prepare briefings, and answer your questions;
  • (c) take payments and keep financial records, once payments are live;
  • (d) show a listing's agent who has engaged with it (section 5);
  • (e) check that people applying for professional access are who they say they are, and keep a record of who vouched for each listing's records;
  • (f) obtain strata records with a seller's authority;
  • (g) answer enquiries and complaints;
  • (h) keep Precasa secure, prevent misuse, and enforce our terms;
  • (i) reuse the wording of earlier questions, without the asker's name, to answer other buyers faster and more consistently; and
  • (j) meet our legal obligations.

We don't sell personal information, use it for advertising, or send marketing emails. If we start sending marketing, we'll ask first and every message will include a way to unsubscribe.

5. What the listing's agent sees

5.1 Precasa helps agents understand what buyers want to know about a property, and where buyers may need more information.

5.2 From the moment you get access to a property, members of the agency selling it, and Precasa, can see:

  • (a) your name;
  • (b) when you visited that listing's pages;
  • (c) the questions you asked about that listing, but not the answers; and
  • (d) a simple engagement level (high, medium or low), worked out from your visits and questions, with the figures it is based on.

5.3 They can't see your email address, your activity before you got access, or anything about other listings. They also see how many buyers have access to their listing.

5.4 If you delete your account, you are removed from every agent's view.

5.5 Agencies may use this information only for that listing. Our Professional Terms prohibit them from selling it, sharing it outside the agency, or using it to build contact lists.

6. AI and automated processing

6.1 How answers and briefings are made. When you ask a question, we search that listing's records for relevant passages and send your question, earlier questions and answers in the same conversation, and those passages to our AI provider, which writes the answer. Briefings are prepared the same way from a listing's records. We never send your name or email address.

6.2 What our AI provider keeps. We use OpenRouter, and we require zero data retention and no use of data for training on every request. Our system refuses to send a request if those settings are not in place.

6.3 Other processing. We sort documents by type, and decide how to handle a question, using software we run ourselves. A person confirms every document's type before buyers can see it.

6.4 Automated decisions. We don't use a computer program to make decisions about you that significantly affect your rights or interests. Professional access applications are decided by a person. The engagement level shown to agents (section 5.2(d)) is calculated automatically from your visits and questions; it doesn't decide anything about you, and agents can see the figures behind it.

7. Who we share it with

7.1 The listing's agent: as described in section 5.

7.2 Buyers: the listing's agent contact details, and the records themselves, which may name people (section 11).

7.3 Our service providers, who help us run Precasa and may only use the information for that purpose:

ProviderWhat they doWhat they receiveWhere
Microsoft Azureruns the website, database, file storage, sign-in and email deliveryeverything we holdAustralia (Sydney, with backups in Australia)

7.4 Others, only where the law requires or allows it, for example to a court, a regulator or the police, or to protect someone's safety.

7.5 A new owner of Precasa. We intend to transfer Precasa to a new company in the future. If that happens, your information will move with it and remain protected by this policy.

8. Overseas providers

8.1 Some of the providers in section 7.3 are outside Australia, mainly in the United States. We choose providers with strong security and contracts that limit how they use information, and we send overseas only what is needed for the task.

8.2 Before sending your information overseas, we take reasonable steps to ensure the recipient handles it consistently with the Australian Privacy Principles.

9. Cookies and tracking

9.1 We use only the cookies needed to keep you signed in securely. We don't use analytics, advertising or tracking cookies, and no third-party scripts run on our pages.

9.2 If you block cookies, you won't be able to sign in.

When you delete your account, we delete it and everything linked to it straight away, except what this table says we keep. Copies may remain in backups for a short time until they are overwritten.

11. If you're named in strata records

11.1 Strata records often include the names and details of lot owners, tenants, committee members and others, such as in the strata roll, levy records and meeting minutes. Agents supply these records, or we obtain them from the strata manager with the seller's authority, so prospective buyers can review them before they buy.

11.2 Buyers who have access to a property can read its records and see passages quoted in answers. We don't remove names from the records, because buyers are entitled to review them as supplied.

11.3 Our Terms of Use require buyers to keep the records confidential, and prohibit them from using the records to contact, profile or market to anyone named in them.

11.4 You can ask us about records that name you, or ask us to correct or remove something, using the contact details in section 16. We'll look into it and work with the agent, and we'll tell you what we have done.

12. How we protect it

12.1 We use encryption in transit, private storage that only signed-in, authorised people can reach, access rules enforced by our database, and short sign-in sessions. Only a small number of Precasa staff can see personal information, and the changes they make are recorded.

12.2 No system is completely secure. If a data breach is likely to cause serious harm, we will notify you and the Office of the Australian Information Commissioner (OAIC) as the Notifiable Data Breaches scheme requires.

13. Your choices and rights

13.1 Access and correction. You can see and change your name in Your details. To get a copy of other personal information we hold about you, or correct it, contact us. We'll respond within 30 days. We won't charge you to ask, and if we can't give you access or make a change, we'll tell you why.

13.2 Deleting your account. You can delete your account yourself in Your details. Professionals can't delete their account while they are the only member of an agency with a live or draft listing, and Precasa staff accounts are removed by us.

13.3 Not giving information. You don't have to give us personal information, but without it we can't give you an account, access to a property, or professional access.

14. Complaints

14.1 If you have a concern about how we've handled your personal information, please contact us (section 16). We'll acknowledge it within 5 business days and aim to resolve it within 30 days.

14.2 If you're not satisfied, you can complain to the OAIC at oaic.gov.au or on 1300 363 992.

15. Changes to this policy

We may update this policy, for example when we add a feature or provider. We'll update the date at the top and, for a significant change, tell you by email or when you next sign in.
