Professional Terms
Last updated 9 October 2026 · Version 1.0
These terms apply when a real estate professional uses Precasa to create and run listings. They sit alongside our Terms of Use, which apply to everyone. If the two conflict, these Professional Terms apply to your professional use.
1. Who these terms apply to
1.1 Precasa is operated by Skrip Australia Pty Ltd (we, us, our).
1.2 These terms are an agreement between us and:
- (a) the agency: the business you work for, which is the organisation your listings belong to on Precasa; and
- (b) you: each person in that agency with professional access.
1.3 The agency is responsible for how its people use Precasa. Each person is responsible for their own conduct.
1.4 If you accept these terms for an agency, you confirm you are authorised to do so.
2. Professional access
2.1 Applying. You apply for professional access from your Precasa account. Applying gives you nothing until we approve it.
2.2 Our review. We check every application, which may include checking a public licence register. We may approve or decline an application at our discretion, and we'll tell you our decision in Precasa.
2.3 Accurate details. The details you give us, including your name, role, agency and licence details, must be true and current. Tell us promptly if they change, including if your licence is suspended, cancelled or lapses.
2.4 People leaving. The agency must tell us promptly when someone with professional access leaves it, or should no longer act for it, so we can remove their access.
2.5 Your own licence obligations. Professional access doesn't change your obligations under the laws that govern your work, such as property agents legislation, consumer law and privacy law. Those remain yours.
3. Creating and running a listing
3.1 Authority. You may only create a listing for a property you, or your agency, are engaged to sell, with the seller's knowledge.
3.2 The records you supply. For each document you upload, the agency warrants that:
- (a) it has the right to make it available to buyers through Precasa, including any consent required from the seller or the owners corporation;
- (b) it is a true copy, not altered in any way that changes its meaning; and
- (c) making it available doesn't breach any law, confidentiality obligation or court order.
3.3 Listing details. You are responsible for the accuracy of what you enter, including the address, lot and strata plan, the date the records are current to, the closing date, and the sale listing link.
3.4 Agent contacts. Contact details you add to a listing are shown to signed-in buyers. You must have the consent of each person whose details you add.
3.5 Confirming document types. Before a listing goes live, a person must confirm each document's type. When you confirm a type, your name is recorded against the document.
3.6 Attestations. Before a listing goes live, someone must sign an attestation about its records. By signing, you confirm the statement shown to you at the time. An attestation is a permanent record: it keeps the signer's name, email address, network address and browser, and it cannot be changed or deleted, including if the signer's account is later deleted. If the records change, a new attestation is signed; the old one stays on record.
3.7 Going live. A listing can only go live once our go-live checklist is complete. We may also require payment of a fee first (clause 5).
3.8 Draft limits. We may limit how many draft listings an agency can hold at once.
4. Records obtained for you
4.1 Instead of uploading records yourself, you can ask us to obtain them from the strata manager.
4.2 To do this, you must upload the seller's signed authority to obtain the records. The agency warrants that the authority is genuine and current, and that the seller agreed to the records being made available to prospective buyers through Precasa.
4.3 We will request the records from the strata manager using that authority. We can't control how long a strata manager takes or what they supply, and we don't guarantee that the records they supply are complete.
4.4 When the records are complete, we sign the attestation for them.
5. Fees
5.1 Who sets prices. We set the fees for each listing. We show you the fees for a listing before you commit to them.
5.2 The fees. Depending on the listing, they may include:
- (a) an unlock fee, if the agency pays for buyers to have free access;
- (b) a sourcing fee, if we obtain the records for you (clause 4); and
- (c) where buyers pay for access themselves, the buyer price, which we charge buyers directly and which belongs to us.
5.3 Waivers. We may agree to waive or reduce a fee for a particular listing. A waiver applies only to that listing, and only once we confirm it in writing or in Precasa.
5.4 Invoices and payment. We invoice the agency. Invoices are payable within 14 days unless otherwise agreed in writing. Fees are stated inclusive of GST.
5.5 Settled fees. Once a fee has been paid or waived, it is settled for that listing and won't be charged again.
5.6 Unlocking. Once a listing is unlocked for buyers, it can't be locked again. Buyers who paid before it was unlocked are not refunded.
5.7 Late payment. If an invoice is unpaid 7 days after it is due, we may, after giving notice, pause new listings for the agency until it is paid. We won't take away access buyers already have.
6. A listing's life
6.1 Closing date. When a listing goes live, you set a closing date between 14 and 90 days ahead. You may extend it up to twice, by four weeks each time. A closing date can't be brought forward; to close early, you close the listing.
6.2 Buyers' access. Buyers who have access keep it until the end of the 60th day after the closing date (Sydney time), including if you close early. You can't shorten this.
6.3 After closing. After buyers' access ends, we delete the listing's records and the content derived from them within 30 days. Some records are kept, as described in clause 7.4 and our Privacy Policy.
6.4 Removing records. We may remove a document or a listing at any time if we reasonably believe it breaches these terms or the law, or infringes someone's rights, or if we are required to by law. Where we can, we'll tell you first.
7. Buyer engagement information
7.1 What you can see. For each of your agency's listings, Precasa can show members of your agency the buyers who have engaged with it: their names, when they visited, the questions they asked (not the answers), and an engagement level. You only see activity from the time each buyer got access, and never their email address.
7.2 How you may use it. You may use this information only to understand buyers' interest in that listing and to improve the information available to them. You must not:
- (a) use it for any other property, or for marketing unrelated to that listing;
- (b) sell it, share it outside your agency, or combine it with other data to build profiles or contact lists;
- (c) use it to try to identify or contact a buyer through other means for unsolicited marketing; or
- (d) keep copies of it outside Precasa longer than you need for that listing.
7.3 Privacy. The agency must handle this information in line with the Privacy Act 1988 (Cth), where it applies, and any other law that applies to it.
7.4 What we keep. Records of your agency's listings, fees, invoices, attestations and our own actions stay with the agency's account and in our audit records, even if your own account is later deleted.
8. Using Precasa properly
8.1 You must follow clause 10 of the Terms of Use.
8.2 You must not upload anything that contains malicious code, or that you know to be false or misleading.
8.3 You must not use Precasa to give buyers advice, make representations about a property, or quote a price; those remain your own responsibility under the law that governs your work.
9. Our responsibilities
9.1 We will provide Precasa with due care and skill, and use reasonable care to keep your agency's information secure.
9.2 We are not responsible for:
- (a) the accuracy or completeness of records or details you or the strata manager supply;
- (b) how buyers use the records once they have access, beyond enforcing our Terms of Use; or
- (c) an AI answer or briefing being relied on by a buyer contrary to our Terms of Use.
9.3 Limit of our liability. To the extent the law allows, our total liability to the agency under these terms in any 12 months is limited to the fees the agency paid us in that period. This limit doesn't apply to liability that cannot lawfully be limited.
9.4 The agency's responsibility. The agency is responsible for, and will compensate us for, reasonable loss we suffer because of a claim that a document the agency supplied, or a seller's authority it uploaded, breached clause 3.2 or 4.2. We'll tell the agency promptly about any such claim and take reasonable steps to reduce the loss.
10. Ending these terms
10.1 The agency may stop using Precasa at any time by telling us. Fees already incurred remain payable, and buyers keep their access until it ends under clause 6.2.
10.2 We may suspend or end professional access for a person or an agency if we reasonably believe there has been a serious breach of these terms, or if we are required to by law. Where it is reasonable to do so, we'll tell you first and give you a chance to fix the problem.
10.3 We may change these terms by giving at least 30 days' notice. A change won't apply to fees for a listing that is already live, unless you agree.
11. General
11.1 Clauses 15.1 to 15.4 of the Terms of Use apply to these terms.
11.2 Clauses 3.6, 4.2, 5, 7.2, 7.4, 9 and 11 continue to apply after these terms end.
